10- & 15-Year Roof Maintenance in NC (Fall Special $299)

Why the 10-year and 15-year marks?
10 Years: sealants and boots begin to age out; wind and heat cycles loosen fasteners; you’ll see granule wear in gutters. A targeted tune-up here is cheap insurance.
15 Years: mid-life. Materials stiffen, edges curl, and leak-prone details (chimneys, sidewalls, skylights) need proactive attention. One tired pipe boot can be the difference between “fine” and “ceiling stain.”
Our take: waiting for a leak to “prove” you need maintenance is like waiting for your engine to seize before changing the oil.
Everything we inspect & maintain
We combine nadir (top-down) and oblique (angled) drone shots with a full roof walk and attic check when accessible.
1) Shingles & Roof Surface
- Missing, loose, curled, blistered, or cracked shingles; exposed fiberglass mat
- Granule loss/bald spots; nail pops/high nails; consistent course alignment
- Organic growth (algae, moss, lichen) and debris at key edges
2) Flashing & Sealants (primary leak points)
- Step flashings at sidewalls (properly interlaced—not caulk-dependent)
- Apron/headwall flashings secured and sealed; kick-outs present & angled right
- Chimney step/counter flashing tight; mortar/crown intact
- Skylight perimeter flashing (no “tar fixes”); exposed fastener heads sealed
3) Gutters, Downspouts, Fascia & Soffit
- Debris & granule load inside gutters; proper slope
- Hanger security; seam/corner leaks; downspout discharge 4–6 ft
- Fascia/soffit staining or rot; animal/insect activity; continuous drip edge
4) Roof Penetrations & Accessories
- Pipe boots (cracks, UV hardening); vent hoods/box vents; ridge vent fasteners & caps
- Attic/power fan housings; satellite/antenna mounts flashed & sound
- Abandoned penetrations properly plated/flashed
5) Valleys & Rakes
- Valley type & condition (open metal, closed-cut, woven); straight, tight cuts
- Metal valley rust, pinholes, loose fasteners; rake edge secure; starter coverage correct
6) Attic: Ventilation & Insulation
- Decking underside: stains, mold, delamination; condensation on nails/sheathing
- Balanced ventilation (clear soffit intake & adequate exhaust)
- Insulation depth/coverage uniform; moisture signs
7) Storm/Impact Screen
- Hail bruising or mat fractures; wind-creased tabs; limb/debris impact marks
8) Structural Health
- Ridge line straightness; decking firmness (no spongy zones)
- Water shedding toward eaves; no “dead” valleys or ponding patterns

FAQs
How often should I have my roof inspected?
We strongly recommend targeted checkups at 10 years and 15 years, plus inspections after any major storm. That’s when proactive maintenance saves the most money and hassle.
Is the drone required?
No, but it’s smart. Nadir (top-down) photos reveal wear patterns and debris paths, while oblique (angled) photos show edges, flashing, and lifted tabs. Together, they catch issues that eyes often miss from the ladder.
What if I need a new roof soon?
We’ll show you why with photos. If you choose a full replacement within 60 days, your RoofCare fee is credited toward the new roof. If insurance approves a replacement, we convert your fee to a materials upgrade credit.
Do you guarantee color matches on shingle spot repairs?
No. Manufacturers change colors over time. We use like-kind and aim for discreet placements.
What’s included in the 10-year vs. 15-year tune-ups?
10-year: 45-point inspection, drone photos, reseal up to 20 LF, reset 10 nail pops, replace up to 4 tabs, clear key downspouts up to 75 LF, tighten ridge-vent fasteners. 15-year: everything above plus 1 pipe boot, +30 LF reseal, and gutter clean up to 100 LF.
